Who does what

Wood & Sons

  • We look at your taxes as a whole, not just the rental.
  • We estimate which deductions you can actually use, and what that might do to your tax.
  • We look at the participation rules and the records you would need to keep.
  • We help with reporting and later planning, including a sale.

Our short-term rental partner

  • They help with finding and operating the property.
  • They help gather property information, cost segregation, and ongoing reports.
  • They help document the work investors actually do.

Ownership, fees, what you would be responsible for, and the investment terms are reviewed before you commit.

What we review with you.

  1. 01

    Your tax picture

Your income, the planning you already have, and which deductions you can actually use.

  2. 02

    The opportunity itself

The money required, fees, ownership, how depreciation is allocated, operating projections, and what a sale might look like.

  3. 03

What you would have to do

The participation the rules require, the records to keep, the timing, and the reporting that continues after you buy.

Questions worth asking

Can this reduce taxes on wages or business income?+

It can, for some people. Certain short-term rental activities can fall outside the usual rental category under the passive activity rules. Treating a loss as nonpassive generally requires material participation. Other limits can still apply, and it depends on your own tax picture. We estimate the possible benefit from your facts. We do not promise that wages or business income will be offset.

Does professional management remove my participation requirements?+

No. Hiring a manager does not replace participation you may need to do yourself. We look at what you actually do and the records that support it. Hitting an hour number by itself does not qualify you.

Is a depreciation deduction the same as tax savings?+

No. A deduction lowers taxable income. The tax you save depends on your rates and on whether you can use the deduction. We also talk about later years, including depreciation you may have to pay back when you sell.

Where do I begin?+

Start with Wood & Sons. We look at your taxes and, if it makes sense, coordinate the next step.
